Your role at Clorox:

The Real Estate Assistant Manager is responsible for analyzing, negotiating, and managing Real Estate lease transactions.

This position will work in a project leadership role driving solutions for business needs and managing the Real Estate transaction process. The Assistant Real Estate Manager will coordinate a project throughout the transaction lifecycle, including engagement with key stakeholders in the business, finance, design, construction, lease administration, and accounting.

The Real Estate Assistant Manager will lead Domestic Real Estate Transactions across various asset classes including office, industrial, manufacturing, R&D, and others. This position will support International Real Estate transactions in an advisory capacity.

The Real Estate Assistant Manager will execute on multi-million-dollar Real Estate lease transactions, drive solutions for the business, and engage with Clorox Senior Leadership for alignment and approvals. This position may support the Senior Real Estate Manager and Associate Real Estate Director on more complex transactions, including purchases and sales.

This position will also be responsible for creating, maintaining, and distributing Real Estate reports.

In this role, you will:

• The Real Estate Assistant Manager serves as the primary point of contact for Real Estate transactions and is responsible for the end to end process and execution of Real Estate lease transactions including, but not limited to: reviewing requirements, coordinating the project team, partnering with brokers on market surveys and site selection requirements, making strategic recommendations to the business unit and Real Estate leadership considering economic and other business objectives, facilitating project meetings and proactively correcting issues and concerns.

• Further expectations include: working with brokers to deliver value by negotiating favorable economic and flexible lease terms, aligning business and legal terms to Clorox’s preferred standards, reviewing legal documents and providing input to legal on key business terms, partnering with Finance on analyses and ensuring accurate and complete inputs, serving as a liaison between all parties in the transaction and keeping business partners informed, troubleshooting issues as they arise, obtaining key stakeholder approval and ensuring adherence to the internal approval processes and procedures.

• Create, maintain, and distribute annual Real Estate Forecast reports, quarterly Real Estate Domestic and International Activity reports, Cost Savings, and other management reporting.

• Identify and implement process improvements

What we look for:

Education Level/Degree:

• Bachelor’s Degree Required

• Degree in Real Estate, Business or Finance preferred

Experience Required:

Experience reviewing and analyzing Real Estate letters of intent and lease contracts

• Ability to identify key business issues and proposed solutions for negotiations

• Ability to work independently, assess priorities, and manage a variety of tasks and objectives while collaborating with a broad coalition of partners

• Detail oriented with strong organization skills

• Strong negotiating skills with the ability to resolve contractual issues and disputes.

• Demonstrates integrity and ethical behavior.

• Ability to develop positive and effective business relationships

• Strong influencing, problem solving and leadership skills.

• Persuasive oral and written communication skills. Ability to deliver effective executive-level presentations and respond to questions from the executive team.

• Comfortable dealing with all levels of management and external parties

• Strong analytical, written, and verbal communication skills

• Strong understanding of financial analysis including comparative lease analysis, sublease recovery analysis, NPV, capital and operating costs, and familiarity with lease accounting.

• Well-developed power point and excel skills

• Ability to prioritize and manage multiple competing priorities and meet concurrent deadlines

Based on the breadth of our ranges, most new hires will start at Clorox in the first half of the applicable range. Your starting pay will depend on job-related factors, including relevant skills, knowledge, experience and location. The applicable salary range for every role in the U.S. is based on your work location and is aligned to one of three zones according to the cost of labor in your area.

–Zone A: $86,600 - $161,900

–Zone B: $79,400 - $148,400

–Zone C: $72,100 - $134,900

This job is also eligible for participation in Clorox’s incentive plans, subject to the terms of the applicable plan documents and policies.
